Proxity is a newly launched pan-European logistics operator and developer and manages a wide range of logistics real estate properties in metropolitan regions across Europe. The company expects to be fully operational by early 2026 and will initially comprise a portfolio of approximately 500 properties and development projects, totaling more than seven million square metres of lettable area, which are owned by real estate funds managed by Blackstone. Headquartered in Frankfurt and led by Guido Piñol (CEO), Jonas Kriebel (CFO) and Yvo Postleb (COO), the company will operate across key markets in Continental Europe, the Nordics and Ireland, with plans to expand the portfolio in both existing and new markets as it scales further. Proxity is a Blackstone portfolio company.

Proxity continues to grow in Europe, with a strong presence in Italy. We are delighted to welcome Fabrizio Trani as our new Head of Italy at Proxity. Starting in Q1 2026, he will lead our Italian operations from Milan, build the local team and establish our national headquarters. Fabrizio will report directly to Yvo Postleb, COO of Proxity. With his extensive experience in real estate and logistics – most recently as Head of Asset Management Italy at Patrizia SE – Fabrizio is the perfect choice to spearhead our expansion into one of our core markets. “In Fabrizio Trani, we have found an experienced leader to develop our business in Italy – a strategic hub for logistics in Europe. His appointment underscores our ambition to accelerate expansion and further strengthen our pan-European platform,” says Guido Piñol, CEO of Proxity. Proxity is currently in its set-up phase and will begin operations in early 2026. Further key leadership appointments will be announced in the coming months.

I've joined Proxity as Head of Finance, transitioning from my role as Head of Portfolio Management at Officefirst. After years in office real estate, I'm now organizing finances and technology for a growing pan-European logistics platform. Shifting from "prime downtown location" to "prime shipping route" has been an interesting change. I find myself missing my reliable Officefirst team who could transform budget challenges into solutions before the ink dried on the reports. One observation: In office real estate, we focused on aesthetic lobbies and meeting spaces. In logistics, function trumps form and efficiency is everything. The constant? Whether you're surrounded by ergonomic chairs or shipping containers, nobody ever remembers their passwords. Hello, logistics real estate – where ceiling height matters more than corner offices and proximity to highways trumps proximity to lunch spots.
